Hotel-Market Akropolis Real Estate Agency seated in 11 district Budapest downtown Hungary specialized in hotel real estate and hotel business transactions and acquisitions brokerage services. To meet the requirements of both the hotel investors and the hotel owners, we carry out a hotel investor’s prequalification assessment whereby we specify the best ways to satisfy hotel investors’ demands. We only recommend the hotels that fall in the category of interest, in terms of listing price range, NRev, NRevPar, GopPar, ADR, yield etc. criteria, location and hotel type. The data management and rules are in accordance with the relevant Hungarian acts in force, with special regard to the Act LIII of 2017 on the Prevention and Combating of Money Laundering and Terrorist Financing, the rules and regulations with regard to the data management process carried out by Hungarian real estate agencies involved in real estate-related transaction services stipulated by the Hungarian National Tax and Customs Administration Office, the European GDPR, and the international standards for hotel real estate brokerage activities.

General description of our hotel real estate brokerage service process is as follows:

1.) Hotel buyer's prequalification including *capital strength (please, see below)

2.) Informing hotel owner about the prequalified buyer's interest, and upon hotel owner's approval see point 3

3.) Personal meeting and signature of NDA

4.) Personal visit to the hotel real estate

5.) Handing over legal and financial information step by step along with internal check points

6.) Upon mutually approved information, agreement and downpayment according to the relevant Hungarian laws and legal and financial circumstances

7.) Conclusion of final hotel acquisition agreement

*We check out financial guarantee upon the Hungarian hotel real estate owners' explicit requests, in Hungary it is literally 10% of the final sales price. 10% is regarded as the downpayment, the first payment of the final sales price.
The detailed list of acceptable guarantee types, the types of certificates according to our practice (if you have any other type of certificate readily available, of course, we also accept that).
1.) bank accounts statement if 10% of the down payment is readily available, according to listing price range
2.) balance of securities accounts (we can only accept stock exchange securities and state-issued securities
3.) annual bank turnover with incoming and outgoing balance
4.) monthly bank turnover with incoming and outgoing balance if the monthly balance exceeds 25% of the listing price range
5.) bank information about the buyer as a private person and about the buyer as a firm
6.) bank deposit certificate
7.) deposit certificate from lawyer’s office
